Maintenance Planner

The role of the Housing Maintenance Planner is to improve work force productivity and work quality for Corrective and Preventive Maintenance work orders and Environmental Services work orders by anticipating and eliminating potential delays through planning and coordination of manpower, parts, material and equipment access. Reporting to the Housing Services Manager and maintaining liaison between the collective bargaining unit, he or she is responsible for planning, scheduling, and coordination of all work.

Essential Duties and Responsibilities:

The planning and scheduling function is the hub from which all work activities are coordinated. It is the process of describing work in terms of how it is to be performed and what resources are required, be it manpower or equipment. It involves a broad spectrum of maintenance and custodial knowledge.

  • Plans all work to ensure 100% equipment up-time to allow the JHU Housing Services Department to meet its operational and customer service goals.
  • Planning - the planner is the principal contact for all work to ensure that work gets done in a timely, efficient, and high-quality manner. Emphasis is placed on internal customer service. Long- and short-range planning is essential, but these goals must be kept in balance.
  • Analysis - each job needs to be reviewed by the planner to determine the best and most cost-efficient way to complete it. Job site visitation, consultation with vendors and supervision is needed to ensure quality.
  • Research -uses equipment history to determine a plan of action; utilizes the CMMS and Breeze for historical data.
  • Preparation - assembles the job plan package including manpower, job steps, materials, tools, and any other supporting documentation.
  • Procurement -purchases all source material as needed; complies with all University purchasing guidelines.
  • Scheduling and Coordination -allocates and coordinates the resources to complete the work. Determines work priorities to assign work properly.
  • Administrative - coordinates planned vacancies of the labor force, reacts to unplanned vacancies and reports to the Housing Manager as required. Understands the Collective Bargaining Agreement. Maintains reports and historical data via the CMMS and custodial management program. Participates in daily budget planning as well as annual capital planning.


Minimum Qualifications

Education, Experience and Skills:

  • Valid driver's license
  • Requires a general and comprehensive knowledge of facilities/custodial operations, equipment, building systems and computer monitoring and reporting systems.
  • Three years of facility/custodial experience
  • High school diploma required
  • Working knowledge of blueprints, building management and alarm systems as well as a general understanding of skill sets such as Electrical, HVAC, Plumbing and Carpentry is a plus.

Starting Salary Range: $21.00 - $36.50 HRLY (Commensurate with experience)
